Guides, Not Guesswork

Every house is different. These figures are starting guides for a typical room in sound condition. A written proposal follows the walkthrough and replaces the guide. Allowances for stone, cabinetry, and fittings are listed separately so you can see them.

What Changes the Figure

A guide moves when the house asks for more than the typical room. We would rather name those reasons early.

Questions

Before You Ask for a Proposal

The first walkthrough is a conversation and a measure. If we both decide to proceed, the time folds into the proposal. If the house needs a different kind of help, we will say so.

Stone, taps, and cabinet interiors can double a budget without changing the labor. Listing them keeps the construction figure honest and lets you choose finishes with your eyes open.

Often, yes. We plan a route for sleep, washing, and a simple way to eat. Some bath projects need a short closure. That week is written down before work starts.

Changes are written, priced, and agreed before they are built. A verbal “while you are here” becomes a note the same day, so the scope and the room stay the same story.

After the walkthrough. The proposal names rooms, drawings, allowances, sequence, and what is excluded. The guide on this page is only a way to begin.
